Buyers tend to know where they want to live, and will drive around looking for homes displaying For Sale signs. It's estimated that up to 40 - 50% of buyer enquiries are linked to people seeing a sign outside your property which explains why they are still recognised as one of the most sucessful ways of selling your home.

We'd agree! - but we also think that selling through an estate agent should not be the only option open to you when selling your home. There are many people who have sold their homes successfully by themselves and you can sell your own home too. Estate agents fees vary, the example above is based on an average agents fee in the local area. Nearly all estate agents calculate their fees as a percentage of the final selling price of the property, usually between 1½ - 2½%. This is known as the rate of commission. You should also check if the following are included in this percentage fee or have to be paid for in addition:- advertising costs / costs of preparing details of the house including photographs / a ‘For Sale’ board / VAT.but can also vary depending on size, area marketed or an agreed fee contract. You will need to arrange your own HIP

A HIP would be extra with both the agent and us. A HIP is easy to arrange and you can put your home on the market as soon as you have instructed a company to provide you with one. Click here to find out why you need one.

A HIP Pack should cost you no more than £200 - what's your agent charging you?

Your agent may offer their HIP Pack for FREE but please note that they will own the HIP and if you want to change agents they could charge you an inflated fee to take it with you!

We don't provide home information packs, valuations or replace the services offered by an estate agent or solicitor. We're a creative service, helping you to market the sale of your own property. Whether you are selling through and Estate Agent or selling yourself, a home information pack is now required before you can place your house on the market or an EPC for letting.
